Agronômica is changing
One major waterfront project is underway. Another is taking shape beside the CIC.
Agronômica already brings together the waterfront, Centro, healthcare, services and year-round demand. Two large urban projects are now adding a new layer of public space, culture and leisure to this established address.
On the waterfront, construction has started on the Parque Urbano e Marina da Beira-Mar Norte. Inside the neighborhood, the State of Santa Catarina is structuring the City of Culture for the site of the current prison complex, connected to the Centro Integrado de Cultura (CIC).
This is the setting for B7 Stay Agronômica: a compact-property pre-launch approximately 350 meters from Beira-Mar Norte.

Two urban projects moving at different speeds
Marina under construction. Installation permit, building authorization and an active site; rock-embankment work began on July 16, 2026.
City of Culture in the structuring stage. The official plan includes culture, sports, gastronomy, leisure and integration with the CIC.
Gradual deactivation has started. The prison complex remains operational and has no confirmed final closure schedule.

Urban park and marina
R$350 million and a new destination on Beira-Mar Norte
The site extends between Praça Portugal, by the existing pier, and Praça do Sesquicentenário, beside Casan. It belongs to the Centro–Beira-Mar corridor that leads directly into Agronômica.
Official project information indicates approximately R$350 million in private investment, nearly 440,000 m² across the full complex and a 139,831.64 m² public park. The marina is designed for up to 600 boats, including 30 public, institutional and fishing-support berths. 48,146 m² of green space to bring more landscaping, shade and public life to the waterfront.

Construction in motion
From permits to structural work in five months
Installation permit and building authorization. The project received the approvals required to move into construction.
Official groundbreaking. The foundation-stone ceremony marked site mobilisation on March 23.
Work schedule maintained. Brazil's Federal Regional Court for the 4th Region rejected a request that could have interrupted the project, maintaining the licensing conducted by the state environmental authority.
Structural construction. The rock embankment began on July 16, creating the base for the new reclaimed area.
The current stage is moving trucks and rock onto the site to build the structural base. The announced sequence then advances to sand dredging in the North Bay. Follow the July construction update and the May court decision.

The prison complex site is entering a new urban vision
The City of Culture is a State of Santa Catarina project to transform the land currently occupied by the Agronômica prison complex and connect it with the CIC.
The official program proposes spaces for culture, leisure, sports, gastronomy, tourism, green areas and heritage preservation. As of July 2026, the Santa Catarina Investment Partnerships Program lists the initiative as “Project Structuring”.
The plan would give one of Agronômica's largest urban sites a new purpose. Future studies will determine which buildings are preserved, restored, adapted or removed.
The path to implementation
Deactivation has started, and new prison capacity moves the process forward
First demolition. In December 2025, the state removed 25 deactivated container cells from the site.
The complex remains active. In April 2026, the State Legislative Assembly reported approximately 2,600 people in custody and no final deactivation schedule.
3,200 new places. In June, the Santa Catarina Court of Accounts cleared the procurement process for four new prison facilities.
Project structuring continues. The City of Culture is advancing through program definition, project modeling and the future procurement stages.

B7 Stay is in pre-launch at Rua Graciliano Ramos, 54, approximately 350 meters from Beira-Mar Norte. Studios and 1-bedroom apartments with balconies connect residents and guests with hospitals, government offices, the CIC, Centro, retail and the city's main urban waterfront.
The project combines compact units, ground-floor services and a rooftop with a pool, fire pit and parrilla areas. It is presented through a cost-price SPE structure, with staged contributions during development.

Is the Beira-Mar Norte marina already under construction?
Yes. The official groundbreaking took place in March 2026, and structural work on the rock embankment began on July 16, 2026. This stage uses rock to form the base of the new waterfront park.
