Construction gained scale
The Marina has moved beyond plans. Its structure is now visible in the North Bay.
Florianópolis City Hall reported on August 18 that the Beira-Mar Norte Urban Park and Marina passed 20% physical progress in the first month of structural work.
The site has installed 405 meters of structure and received more than 16,300 m³ of material. Rock, trucks and continuous work are forming the base of the reclaimed area.
The project occupies the stretch between Praça Portugal and Praça do Sesquicentenário. Construction sits in Centro, while its urban effects reach the Beira-Mar and Agronômica corridor.

What the waterfront gains
A public park, marina and new uses for Beira-Mar Norte
The project combines an urban park, marina, green areas, sports, dining, open circulation and boating activity. Private funding delivers the site while public leisure areas remain part of the plan.
The Marina creates a new destination on the central waterfront. It extends time spent in the area and strengthens nearby services, retail and leisure.
City of Culture
The second transformation remains in the structuring stage
The State keeps the City of Culture in the project structuring stage. The plan would transform the prison complex site and connect it with the CIC.
The proposal combines culture, leisure, sports, dining, green areas and heritage preservation. Delivery depends on deactivating the complex and creating new prison capacity.
The Marina is already under construction. The City of Culture still moves through project design. Both point in the same direction: more public space, culture and new urban flows.
Agronômica · Local context
B7 Stay sits inside the corridor receiving this transformation
B7 Stay is in Agronômica, approximately 350 meters from Beira-Mar Norte. The address connects compact living with services, hospitals, the CIC, Centro and year-round movement.
The Marina is not next door to the project. It occupies another stretch of the waterfront. The gain comes from the urban corridor: Beira-Mar adds new uses and Agronômica grows stronger as a connected address.
Current opportunity · Jurerê
Apoena brings the current focus 100 meters from the sea
Apoena is in Jurerê, in the north of the island. It is not part of the Marina or Agronômica surroundings. It is a different address for a different purchase goal.
The project offers studios, garden units and lofts 100 meters from the sea. A rooftop pool, gym, coworking and convenience spaces support living, seasonal demand and short stays.
Florianópolis is moving on more than one axis. Agronômica gains a new urban waterfront. Jurerê keeps the strength of the beach. Apoena opens the current opportunity in that second movement.
